Frequently Asked Questions

Find clear answers to common questions about buying, selling, and navigating the Nashville real estate market.

Whether you need to pay stamp duty on a property transferred as a gift depends on the laws of the specific jurisdiction where the property is located. Generally, many regions impose stamp duty on property transfers, including gifts, typically calculated based on the property’s market value.  Despite any applicable exemptions, you may still need to complete and submit relevant documentation to the tax authorities.

A realtor doesn’t provide all the documents in the home buying process, many come from the lender or title company, but the realtor is responsible for preparing, delivering, or coordinating several essential items.

A buyer can expect me to guide them through the transaction with a complete set of essential documents that ensure clarity, transparency, and confidence at every stage. This includes the buyer representation agreement and agency disclosures that define the professional relationship, along with detailed property information such as the MLS listing, seller’s disclosure, lead‑based paint disclosure for older homes, and any HOA rules or financial statements. When it’s time to make an offer, I will prepare the purchase and sale agreement, all necessary addendums, counteroffers, and escrow instructions. Throughout inspections and due diligence, I will coordinates the delivery of inspection reports, repair requests, seller responses, and monitors the appraisal process. As closing approaches, I ensure the buyer receives the closing disclosure, settlement statement, title commitment, deed, and any applicable warranties—providing a seamless, well‑organized experience from the first showing to the final signature.

I typically reach out very quickly after a buyer submits an inquiry or message. In most cases, you can expect a call within the same day, often within just a few hours, because timely communication is essential in a competitive market. As a dedicated agent, I prioritize new buyer inquiries to ensure you feel supported, informed, and never left waiting during such an important decision. The goal is to make the process feel seamless from the very first interaction, with prompt follow‑up that reflects the level of service and care you deserve.

The Registration Act, 1908, the Transfer of Property Act, 1882 and the Real Estate (Regulation and Development) Act, 2016 mandates the registration of an agreement for sale of an immovable property. By registering the agreement for sale of an immovable property, it becomes a permanent public record. Further, a person is considered as the legal owner of an immovable property only after he gets such property registered in his name.
